The Veluwe is a popular destination for people who want to enjoy the beautiful Dutch nature and at the same time want to invest in a holiday home. Here you will find charming villages and great opportunities to practice all kinds of sports such as cycling, mountain biking, golf, hiking and horse riding. This makes the Veluwe an excellent choice for couples or families who want to buy their first holiday home or even an investment property. Are you also planning to buy a holiday home in the Veluwe? Then read our tips below.

Buying a luxury Holiday Home
If you are considering buying a holiday home, it is important to look at the location of the holiday home. The Veluwe is known for its natural beauty, cycling and walking routes and historical sights. This makes it a popular place to buy a holiday home! But it also makes sense as an investment: prices rise every year due to demand from people who often come here on weekends and holidays. There is also an increase in employees who like to combine work with pleasure by means of een workation. A good workplace in your holiday home is therefore important when furnishing your house.

Is a holiday home a good investment?
A holiday home can be a good investment for your retirement.

Why do you want to buy a holiday home, what is the purpose?
First you need to think about what kind of housing you want. Do you want to buy a house or a tiny house or maybe even a mobile home?
Another important question is whether or not you want to rent out the holiday home. If so, it is important that the location is suitable for tenants and tourists. For example: if you buy a holiday home in a large commercial park, you will be bound by certain rental conditions. If you do not want to rent it out but want to live there yourself, inquire whether the holiday home is intended for living and whether registration at the address is permitted.

What is the purpose of your investment? If you are going to buy a holiday home, it is important to know exactly what you want with it. Are you looking for something close to the city or do you prefer something further away? What size house will work best for you and for the rental?
Alles hangt natuurlijk af van je budget. Heb je niet veel geld, kijk dan naar kleinere vakantiewoningen zoals een tiny house. Een goede site voor inspiratie is www.tinyfindy.com.

Costs related to the purchase of a holiday home
If you want to buy a holiday home, it is important to take into account the costs involved in purchasing and owning a house. The most obvious is the mortgage costs. Below is a summary of important conditions for a mortgage application:

  • If you are going to buy a holiday home, you must have your own money. A bank or mortgage lender rarely provides a full mortgage for a holiday home. Partly because the starting point is that a holiday home is less easy to sell later.
  • We recommend that you compare mortgage offers from different providers because the conditions often differ. For example, the interest and the amount that you can borrow can vary considerably or a prohibition on rental can be a condition.
  • You are not entitled to a tax benefit in the form of mortgage interest deduction for the mortgage on a holiday home. But sometimes permanent residence of a holiday home is allowed. If so, you may be entitled to mortgage interest deduction. The holiday home must be your main residence.
  • The holiday home must also meet a number of conditions. For example, that it is made of stone (and therefore cannot be moved), is connected to water and electricity or is on private land.

Costs related to maintenance of a holiday home

Insurance: a holiday home is of course slightly different from a normal house. Usually you do not live there permanently and many people rent out the house. For an insurer, it is therefore a completely different risk than a normal home. The holiday home is often empty, and there is less good supervision because the house is not located in a residential area. Not all insurers accept holiday homes. The insurers that do often charge a surcharge and set various additional conditions.

Ground lease costs: Leasehold means that someone has the right to keep or use a piece of land that belongs to someone else. The leaseholder pays an amount for this to the owner of the land, the so-called leasehold canon. The owner of the land who gives the other the right to use this land is called the leaseholder. It is therefore possible that your holiday home is leasehold land. Check until when you are entitled to ground lease, this is particularly important if you want to sell the house again in the future.

Service charge if you are going to rent out the house through a holiday park, or purchase services, you will have to pay a fee for this. Service costs cover, for example, the: final cleaning, making beds, repair service, wifi, check-in service, tourist tax. All in all, those are quite a few costs that deduct your revenue.

Maintenance costs: it sometimes happens that you have bad luck with your guests. Your furniture breaks, a mirror breaks, the dishwasher breaks. Make sure you always have an extra piggy bank for these kinds of unexpected situations.

Rental costs: Do you use websites such as: booking.com, airb&b, micazu, nature home. Keep in mind that you have to pay a percentage per booking, this varies from 11% to no less than 15%! Ideally, your guests book directly through your own website. We use the channel manager www.smoobu.com. This software supports us throughout the entire process and is relatively cheap.

Think carefully about which insurance is suitable for your holiday home
There are different types of insurance and some are more important than others.
Here are some things to consider:

  • Wat dekt de polis? Als er schade aan uw huis, zal het worden gedekt door de bank of makelaar? Zullen ze betalen voor reparaties of gewoon compenseren voor een verlies in waarde? Dit kan variëren afhankelijk van welke bank of makelaar de polis verstrekt.
  • How much does this type of coverage cost? It is important that you get adequate coverage so that if something happens while someone is staying in your property, their belongings are protected, as well as any damage they cause while they are staying in your holiday home (for example, if they break something).

We found it very difficult to find suitable insurance. For example, there are many well-known insurers that do not offer insurance for holiday homes. Or there are insurers with a bad review. In addition, the costs differ enormously and it is not clear why. We currently have insurance with Eerdmans. Hopefully we won't have to claim it for a while.

You have decided to buy a holiday home!
If you have finally decided to pursue your dream and are planning to buy a holiday home, start online first. Search all known sites and use searches. If you have not come across anything nice or affordable after a few months, you can call in a real estate agent. Take a look at the real estate agents of that specific region, they know the local market and can help you find your dream home.

Finally
We found our holiday home a week after our decision to buy a dream home www.funda.nl We scheduled a viewing within a week and made an offer a week later. It all went really fast and it was super exciting. We bought the house without a buyer's agent. This caused extra stress, because we doubted whether our bid was ultimately too high. We ourselves were not well aware of the rules regarding leasehold land and the special rules regarding applying for a mortgage for a holiday home. In addition, we are both independent entrepreneurs and then the rules for a mortgage application are even more difficult.
In the end it all worked out and we are very happy with our holiday home in the woods..
